3Before the perito's visit

Documents to have ready: Caderneta predial, certidão de registo predial, ficha técnica da habitação (if available), floor plan.
Access needed: Perito must access every room, plus heating/cooling/water-heating equipment and its data plates.
Typical turnaround: 2–5 business days after the site visit, depending on size and system complexity.
Validity: 10 years for residential and small commercial buildings.
Legal requirement: Mandatory before advertising a sale or rental. Fines run €250–3,740 for individuals, up to €44,890 for companies.

2026 update: from May 2026, EU renovation-passport obligations begin applying to properties rated E or lower. Worth flagging early to sellers of older, lower-rated stock.
